There is no single “right” price for a cleaning job — what you charge depends on your costs, your local market, and the type of clean. The three pricing models below cover almost every quote an Australian cleaner needs to write, and you can mix supplies and travel into any of them.
Whatever model you pick, the maths is the same:
Worked example. A 3-hour regular clean at $45/hr is $135 of labour. Add $15 of supplies and a $20 call-out fee and the subtotal is $170. If you are GST-registered, add 10% ($17) for a $187 total on the tax invoice. If you are not registered for GST, the client simply pays $170.
A sustainable rate has to cover more than your time. Build in cleaning products and consumables, equipment, fuel and travel, super if you employ staff, and public liability insurance for your cleaning business. Once you have agreed a price, turn it into a professional document with our free invoice generator, or see how OneBookPlus helps cleaning businesses quote, schedule, and get paid.
Most Australian domestic cleaners charge between $35 and $60 per hour, with the median around $45–$50/hr. Once-off, deep, and end-of-lease cleans usually command a premium over regular weekly or fortnightly cleans. Per-room pricing typically runs $30–$50 a room, and end-of-lease jobs are often quoted at $4–$10 per square metre. Use this calculator to combine your rate, supplies, and travel into a single quote.
If you are registered for GST (required once your turnover reaches $75,000 a year), you must add 10% GST on top of your price and show it on the tax invoice. If you are not registered for GST, you do not charge it and your quote total is simply your fee plus supplies and travel. Use the "Add 10% GST" toggle to switch between the two.
End-of-lease cleans are usually priced higher than a regular clean because they are more thorough and often have to meet a real-estate checklist. Many cleaners quote them per square metre ($4–$10/sqm) or as a flat job rate based on the number of bedrooms and bathrooms. Choose the per-sqm mode, enter the property size, then add supplies (carpet cleaning, oven, windows) and travel.
It is your choice — some cleaners build supplies and fuel into their hourly rate, others itemise them. Itemising makes your quote transparent and lets you recover real costs on larger or out-of-town jobs. Enter a supplies cost (chemicals, consumables, equipment hire) and a travel/call-out fee, and the calculator adds them to your labour before GST.
Domestic (residential) cleaning in Australia is commonly $35–$60 per hour. Commercial and office cleaning is often quoted per square metre or on a contract basis rather than hourly, but where hourly rates apply they tend to sit a little higher to cover insurance, security clearances, and after-hours work. Always factor in public liability insurance, super, and equipment when setting your rate.
It is not legally mandatory in most cases, but the overwhelming majority of clients, agents, and commercial sites will require proof of public liability cover (commonly $5–$20 million) before they let you on site, and it protects you if you damage property or someone is injured. Many cleaners build the premium into their hourly rate. See our guide to public liability insurance for cleaning businesses for what to look for.
Sources & methodology
This cleaning quote calculator multiplies your chosen rate by the quantity (hours, rooms, or square metres) to get the labour line, adds any supplies and travel/call-out fee to form the subtotal, then adds a flat 10% GST when you toggle GST on (required once your business is registered for GST at $75,000 turnover). The rate guidance shown reflects typical Australian cleaning prices, but you set your own rates. Figures are computed in your browser — nothing you enter is stored or sent to a server.
