Explore Medical / Healthcare softwareNo two cleaning businesses run the same day. A commercial crew invoices a facilities manager monthly against a contracted scope, a bond cleaner lives or dies on a checklist the property manager will inspect line by line, and an Airbnb turnover team has a four-hour window between checkout and check-in. That is why, alongside this hub, we publish a dedicated page for each specialty. Start with commercial cleaning software for multi-site contracts and scope proofs, office cleaning software for after-hours schedules and alarm codes, or construction cleaning software for staged builders cleans and handover sign-off.
On the residential side, end-of-lease cleaning software templates the bond-clean inclusions and per-item photo evidence that get bonds released, while Airbnb cleaning software handles turnover windows, photo verification, and host billing. Carpet cleaning software quotes per room and schedules around drying time, and window cleaning software prices per pane and tracks heights compliance.
For regulated sites, strata cleaning software covers common-area scopes, AGM-ready reporting, and strata-manager invoicing, and medical cleaning software adds infection-control logs and TGA-listed chemical records. Every one of those pages describes the same OneBookPlus account: pick the specialty closest to your work and everything on this page (recurring scheduling, GST invoicing, the client CRM, staff rostering) carries straight over. Mixing specialties is normal, too. Plenty of operators run weekly house cleans alongside an office contract and the odd builders clean, all in one account.
If you are still deciding what kind of cleaning business to build, the specialty pages double as research: each one covers the pricing model, the compliance overhead, and the paperwork that specialty demands, so you can weigh a bond-clean operation against a commercial contract book before you commit to either. And because the account is the same underneath, changing your mind later costs nothing but a new service type.

Website included
Every paid plan includes a full website, hosted by us, with nothing extra to buy and no separate builder: your site, its booking page and the tools behind them sit on one plan. The Free plan keeps the booking page and does not have the website.
The AI drafts every page from your own answers about your cleaning work, not from your business name, and it does not invent claims. Every page is laid out for a phone as well as a desk. In the Website Studio you edit any section in place, add text, lists and buttons inside it, choose how many cards sit across, and change the look, which keeps your words, your photos and the spacing you set. The booking page is built in and the site's Book buttons go to it. Your first AI build is included with the plan. A later rebuild runs on AI Companion credits, and one that starts fresh replaces your pages, saving a restore point in History first.
A tenant books a same-week end-of-lease clean at 10pm to get their bond back before handover. The job lands in your dashboard with the property address, bedroom count and the agent's inspection date, ready to slot into the week's route.
3-bed bond clean from $420. Fortnightly house clean $95. A customer sees the price before they book.
The AI writes your services and the area you cover from your answers, so when someone searches 'cleaner in [suburb]' there is a page that says what you do and where.
No card needed to start.

All three sites were drafted by the AI from the owner's answers, our own site included. It picks one of eight heading and body type pairings and how the cards sit (a fine line, a bold outline, a soft lift or no card), so a plumber's site, a driving school's and ours do not come out alike. Switch the view to see each one on a desktop, a tablet and a phone, click any screenshot to see it full size, or open the live site in a new tab. The plumber and the driving school are our demo businesses, not customers.

The app
Add the Timesheets & Rostering app when you take on cleaners, and build the weekly roster against the recurring runs already in your account.
Timesheets, staff rostering and Australian payroll in one app
Manage your entire workforce from one place. Build weekly rosters with drag-and-drop simplicity. Staff clock in and out via the app with GPS verification. Process payroll with automatic PAYG tax withholding, superannuation at 12% (the legislated rate from 1 July 2025), penalty rates, and overtime calculations, all built for Australian compliance. Generate payslips to email or download, and an ABA file to pay staff through your bank. Single Touch Payroll is not lodged from OneBookPlus, so you still report each pay run to the ATO through STP-enabled software.
Simple Workflow
From quote to payment in four simple steps, designed around a typical cleaning business's workflow.
Send a professional quote for a one-off deep clean or a recurring service. The customer gets a clear breakdown with your ABN and terms.
Once accepted, set up the schedule: weekly, fortnightly, or custom. Jobs auto-appear in your calendar with client details and access notes.
Send a GST-compliant invoice with one tap after each clean. Or set up automatic invoicing for recurring clients.
Customers pay online via the invoice link. Automated reminders chase overdue payments so you can focus on the next job.
Send a real quote the day you sign up
Staff Scheduling
Scheduling changes the day you put on your first employee. The question is no longer just which jobs are on today, but who is covering each one, whether the Thursday office run still has cover when a casual calls in sick, and whether the hours you are about to pay match the hours actually worked. OneBookPlus assigns every job and recurring run to a team member, so each cleaner opens their phone to their own day: addresses, access notes, and the checklist for each site. When someone is away, you reassign the run in seconds and the rest of the week stays put.
Once the crew grows past two or three cleaners, add the Timesheets & Rostering app to your account. Build the weekly roster against your recurring runs, record start and finish times per shift, approve the hours, and export payroll-ready totals instead of reconstructing the week from text messages. Because the roster and the job schedule live in the same account, rostering software for your cleaning business stops being a separate subscription you have to keep in sync: reschedule a fortnightly clean and the shift it sits on moves with it.
Most employed cleaners in Australia are covered by the Cleaning Services Award 2020 (MA000022), and cleaning is an industry where the award details bite. A large share of commercial work happens early in the morning or late in the evening, where shift loadings apply; casual employees attract casual loading on top of the base rate; and classification levels set the minimum you can pay for each kind of work. Get the classification right when you roster someone onto a run, and check the current minimums in the cleaning award rates guide, which breaks down MA000022 levels, loadings, penalties, and allowances in plain English.
Solo today, hiring later? The roster grows with you. Start free with every job in your own name, add your first casual on Starter (three team members included), and move to Growth when you need team scheduling and job assignment across a crew of ten. There is nothing to migrate when the team grows, because the clients, the recurring runs, and the job history were in the account all along.

Example walkthrough
An illustrative walkthrough of a typical cleaning-business day
You check the OneBookPlus calendar at 7am: six cleans scheduled across three suburbs today. Your two team members can see their assigned jobs on their phones, with addresses and client notes.
A new client requests an end-of-lease clean through your booking page. You build a quote for the three-bedroom job, GST included, and send it in under a minute. The client accepts by lunchtime.
After each job, the team marks it complete. Recurring clients get invoiced automatically at month-end, no manual work, while one-off cleans get invoiced on completion with a payment link.
End of week: you log the expenses, cleaning supplies, vehicle fuel, the insurance payment, and the profit dashboard shows the week's revenue against costs. The GST summary is ready for your quarterly BAS.

Common questions about invoicing and business software for cleaners in Australia.
OneBookPlus is all-in-one cleaning business software built for Australia, recurring scheduling, GST-compliant invoicing, quoting, and a client CRM in one platform. It replaces a typical stack of a field-service tool (Jobber, ServiceM8) plus separate accounting software (Xero) for residential, commercial, and end-of-lease cleaners.
Yes. OneBookPlus is cleaning service invoice software with recurring billing built in, set up weekly or fortnightly job schedules and invoices generate automatically with 10% GST and your ABN on every tax invoice. Customers pay online via a Pay Now link, and automated reminders chase overdue payments.
Yes. For commercial cleaning, OneBookPlus handles multi-site contracts, recurring monthly schedules, per-site access notes, before/after photo proof per visit, and batch invoicing for strata or property managers. The same account scales from a solo residential cleaner to a multi-crew commercial operation.
ServiceM8 is capable field-service software for cleaners, but it stops at job and invoice management, you still need a separate tool like Xero for full accounting and BAS, and pricing scales with queued jobs as you grow. OneBookPlus bundles scheduling, quoting, invoicing, an online booking page, expense tracking, and BAS-ready GST reports into one platform from $0/mo, so there's no second subscription to reconcile.
Yes, and it is on the Free plan. Every client record holds one timeline with each quote, job, booking and invoice on it, plus addresses, a secondary contact, private notes for access codes, key handovers and anything the last cleaner learned the hard way, tags you can filter by suburb or contract type, and visit history including no-shows and late cancellations. A financial snapshot on the same screen shows what has been invoiced, what has been paid and what is still outstanding, so you know where a client stands before you take their next booking. Contacts create themselves when you invoice someone or when they book online. The drag-and-drop deals pipeline is a Starter feature, and there are no multi-stage sales forecasting boards at any level, which is a fair trade for software that is really about the work rather than the sale.
Yes. Every invoice automatically calculates 10% GST and displays your ABN. At BAS time, export a GST summary in one click. Your accountant will thank you.
The Cleaning Services Award 2020 (MA000022) covers most employed cleaners in Australia, setting minimum classification rates, casual loading, weekend penalties, and allowances. Get your cleaners' classification right when rostering, see the cleaning award rates guide for the plain-English breakdown.
In OneBookPlus, yes. Assign cleaners to jobs and recurring runs so each team member sees their own day on their phone, then add the Timesheets & Rostering app to build weekly rosters, record start and finish times per shift, and export payroll-ready hours. Pair it with the cleaning award rates guide on this site to classify employees correctly under the Cleaning Services Award 2020.
Pick scheduling software that treats recurring work as the default, not an add-on. OneBookPlus schedules weekly, fortnightly, monthly, and custom repeat cleans; every visit carries the client's address, access codes, and checklist; and jobs auto-populate your calendar so a fortnightly client is never silently dropped. When a tenant pushes a bond clean back a day, drag the job to reschedule and the rest of the run stays intact.
Yes. Plenty of Australian cleaning businesses mix weekly house cleans with office, strata, or builders-clean contracts. OneBookPlus keeps both in one account: residential clients on recurring schedules with per-visit invoices, commercial sites on contract invoicing with per-site access notes, and profitability reporting per client across the lot. There is no need for a separate residential and commercial system.
A typical stack is a field-service tool such as Jobber (from US$49/mo) or ServiceM8 (from $29/mo) plus Xero (from $37/mo). Vendor prices verified 2 August 2026. OneBookPlus starts free (10 invoices and 5 quotes a month, no card required), Starter is $29/mo with unlimited invoices, quotes, and recurring schedules, and Growth is $69/mo with team scheduling and job assignment. Prices are in AUD including GST.
Set the clean to repeat fortnightly and OneBookPlus creates the next visit ahead of time, assigns it to the right cleaner if you switch on auto-assign, and stops after a set number of runs when the contract ends. The site record travels with the visit, so the scope and the access notes are on the job card whoever is covering it. When the visit is marked complete, it converts to a tax invoice in one tap: 10% GST calculated per line, your ABN on the document, and a Pay Now link on the email. Jobs and bookings are not capped on any plan, including Free. Two things push you onto a paid plan: invoicing, and the number of repeating rounds running at once. Free covers 10 invoices a month and 1 active repeating schedule, so the second fortnightly property is the practical trigger. Adding more visits to a round you already have is free on every plan, as is rescheduling, skipping or cancelling it. From Starter ($29/mo AUD inc GST) invoicing and repeating schedules are both unlimited and the ledger and the BAS-ready GST summary are included, with no separate accounting subscription on top.
Yes. Your hosted booking page takes cleans 24/7 against real availability, reading your business hours, lead time, buffer times, slot intervals and blackout dates, so nobody books a bond clean for a Sunday you never work or squeezes two jobs into one window. Confirmations send automatically, and a reminder follows at a lead time you choose per channel, email is on by default 24 hours before, and a text reminder is yours to switch on. A one-line embed widget puts the same form on a WordPress, Squarespace or Wix site if you already have one. A booking creates the contact and the job at the same time, so there is nothing to retype afterwards. The Free plan includes 1 booking page, Starter 3, and Plus and Growth are unlimited.
Build the quote itemised, with GST calculated line by line and your ABN on the document, then send it for one-click online acceptance: your client accepts or declines from a secure link on their phone with no login, and you get an SMS the moment they say yes. Custom branded templates are a Starter feature; the acceptance flow itself works on Free. Converting an accepted quote is one click, the invoice number is reserved atomically and a built-in guard means the same quote can never convert twice. Turn that first job into a weekly, fortnightly or monthly schedule and the round is set. If you are still working out the rate, the cleaning price per square metre calculator and the cleaning job pricing calculator on this site do the arithmetic for common job types.

The compliance and licensing statements above are taken from the bodies this page links to, including Safe Work Australia, the Tenants' Union of NSW and the TGA, so you can read the rule rather than take our word for it. Plan prices come from the OneBookPlus price registry, so the page and the checkout cannot disagree. Everything said about OneBookPlus describes what the product does today, and the page says so where it does not do something.
Most cleaning businesses start with a spreadsheet and good intentions. You're tracking clients in Google Sheets, sending invoices from a Word template, managing schedules in Google Calendar, and hoping nothing falls through the cracks when you're juggling fifteen recurring clients across three suburbs. Eventually you add Jobber or ServiceM8 for scheduling and Xero for invoicing, two subscriptions that still don't give you a full picture of your business. OneBookPlus replaces the patchwork with a single platform built for Australian cleaning businesses: residential, commercial, end-of-lease, and everything in between.
The system handles the full lifecycle of a cleaning job. A new customer requests a quote through your OneBookPlus booking page or by phone. You create a detailed quote, specifying the property type, number of rooms, inclusions, and frequency, with GST calculated automatically. The customer accepts with one click. For recurring cleans, you set the schedule (weekly, fortnightly, or custom) and jobs auto-populate in your calendar with the client's address, access codes, and special instructions attached. For one-off jobs like end-of-lease cleans, the job goes straight into your schedule. After each clean, send a GST-compliant invoice with one tap from your phone. The customer pays online via the invoice link.
Picture a typical Thursday. You check the OneBookPlus calendar at 7am: six cleans scheduled across three suburbs. Your two team members open their phones and see their assigned jobs with addresses, client notes (Mrs. Chen: use back door, alarm code 4521), and the scope of each clean. A new client requests an end-of-lease clean through your booking page. You create a quote for $480 (three-bedroom house, oven and carpet included, GST calculated) and send it in under a minute. The client accepts by lunchtime. It drops into Friday's schedule. After each job, your team marks it complete. Recurring clients get invoiced automatically at month-end. One-off cleans get invoiced on completion with a payment link. End of week: you check your dashboard. $4,800 in revenue, twelve jobs completed, two payments still outstanding (automated reminders will chase them).
Client payments are recorded against the invoice they belong to, so what is still outstanding is always current. No manual ticking off in a spreadsheet. Expenses for cleaning supplies from Bunnings or Costco, vehicle fuel, equipment maintenance, and insurance are logged with receipt photos and categorised. You can see your real profit margin per client, per week, or per month, not just what you invoiced, but what you actually kept after costs. GST is tracked on every invoice and expense. When BAS time arrives, export a clean summary of GST collected and GST paid in one click. Your accountant gets a reconciled set of figures instead of a folder of crumpled receipts.
Sign up for free in under two minutes. No credit card, no lock-in. Add your business details, ABN, and bank account for payments. Set up your services (standard clean, deep clean, end-of-lease, commercial) with default pricing. Import existing clients from a spreadsheet or add them as you go. Include property details, access instructions, and preferred schedules. Most cleaning businesses send their first quote within ten minutes and have their first recurring schedule set up within the hour. The free plan covers up to 10 invoices and 5 quotes a month with up to 250 contacts, unlimited one-off jobs and bookings, and one repeating schedule running at a time. Upgrade to Starter for unlimited invoices, quotes and repeating schedules, or to a higher plan when you need team management or a larger client base, still less than half of what Jobber plus Xero would cost.
A cleaning round is a small logistics problem that repeats: the same six properties on the same weekday, a different cleaner on the run each fortnight, a key or keypad code that belongs to the site rather than the person holding it, and an invoice that lands on Friday with nobody retyping it.
That is the job cleaning company software has to do, and four things have to hold together for it: the recurring schedule, the site record carrying the access notes and the scope, the price you agreed before the first clean, and the invoice that comes off the completed visit. Cleaning service software that stops at the schedule leaves you doing the other three by hand.
Set a clean to repeat weekly, fortnightly or monthly and the next visit creates itself ahead of time, assigns to the right cleaner if you switch on auto-assign, and stops after a set number of runs when the contract ends.
Then Tuesday happens and somebody calls in sick with eleven cleans booked. The job scheduling and dispatch board gives every cleaner their own column with an unassigned lane beside it, so covering the day is a drag rather than twelve phone calls. Batch reassign moves a whole day onto a teammate, batch reschedule shifts a day that has to move, and OneBookPlus warns you before either one double-books somebody. A next-available finder surfaces the earliest genuine gap when a client wants a clean brought forward, and waitlist offers refill a cancellation. Whoever covers the run gets a run sheet with the address, access notes and scope already on it.
Jobs are not capped on any plan, including Free, so a growing round never runs into a job limit. Recurring cleaning schedules are included in the plan too, with Free running 1 repeating schedule at a time and every paid plan running as many as you like. What a working round passes first is that, and the 10 invoices a month on Free, which is where Starter at $29/mo AUD including GST comes in.
Two different things get called rostering, and only one of them is in your plan. Assigning a job to a cleaner is scheduling: the dispatch board, the run sheets, batch reassign, all included.
Rostering a shift is payroll. Clock-in and clock-out with GPS verifying where the clock-in happened, penalty rates and overtime you configure, leave, pay runs, payslips and STP-ready reporting are the Timesheets, Rostering & Payroll app, $29/mo AUD including GST on top of your plan. It does not lodge Single Touch Payroll pay events to the ATO, so you still report each pay run through STP-enabled software. Any cleaning staff management software quoting one number is charging you for it somewhere.
This matters at pay time: the app calculates what you configure. It does not interpret the Cleaning Services Award for you. Take your classifications, loadings and penalties from the cleaning award rates guide and set your rates from there.
A bond clean gets quoted at the front door, a fortnightly over the phone, and both want the same document: itemised, GST per line, your ABN on it. Cleaning quote software earns its keep in what happens next. Your client opens a secure link and accepts or declines on their phone with no login, the quote flips to Viewed the moment they open it, and an SMS lands the second they say yes. One click turns the accepted quote into an invoice or a booking, so the yes becomes the first visit in the round rather than a note on the dash of the ute. Still working out rates? The cleaning price per square metre calculator and the cleaning job pricing calculator do the sums.
For the enquiries you are never free to answer, the hosted booking page takes cleans 24/7 against real availability: business hours, lead time, buffer times between suburbs, slot intervals and blackout dates. Confirmations send automatically, a reminder follows before the visit on the lead time you choose, and a short embed snippet drops the same form onto your existing site. The customer is whoever pays. The site is where the work happens, and in cleaning they are often not the same person: a property manager books the bond clean, an owner pays for the fortnightly, and either way the cleaner needs the lockbox code. Every client record in the CRM holds one timeline with each quote, job, booking and invoice on it, plus addresses, a secondary contact, the access notes whoever cleaned it last wrote down, tags, and visit history including no-shows, with a financial snapshot of what has been invoiced, paid and left outstanding.
Contacts create themselves when you invoice someone or when they book online, so residential cleaning software stops being a Sunday data-entry job. Leaving a spreadsheet is a CSV import with a duplicate checker, and you can export the list back to CSV whenever you like, which is the only no lock-in that means anything. Contacts and the client timeline are on Free, the drag-and-drop deals pipeline starts at Starter, and there is no multi-stage sales forecasting anywhere in it.
